We’ve owned a 3-bedroom condo here for 13+ years and absolutely love it. The amenities are wonderful and the grounds are very well-kept. Private access to The Avenue is so convenient, and views of rocket launches from our own back yard!

I rented a corner unit next to the pool area
I was there for two years, 2006 - 2007. My stay was very enjoyable. Walking around the lake was exciting due to the number of gators. I used the gym twice a day, together with the pool and other facilities. The outdoor mall is excellent. My kids loved the area and the place.

I read recently in a respected publication that this place has the highest HOA fees and the least amenities of anywhere in Brevard County! After living here for a while, you would completely understand. It's not just the amenities, the cleanliness and upkeep of the place...or the lack thereof, it's the constant hostility, rudeness, and just plain arrogance of the people who run it on a daily basis.

How the "board" hasn't fired these people long ago or how this place isn't a defendant in multiple lawsuits escapes reason. Rent here if you like conflict/being harassed and want to feel like you are NOT in Viera (more like north Rockledge or Cocoa in some cases)...own here at your own risk, you will very likely regret it. I am just glad I am a renter and not an owner...poor saps!

Warning: long rant ahead. I moved here from Colorado after the unexpected death of my boyfriend to be closer to my mom since I had a 5 month old baby. I was so stoked when I found a more affordable unit in viera as I was picking myself up from financial ruin. I thought viera was such a nice area and I was excited to be part of the community. It made me feel so safe that I would be in a gated community with my lil nugget. Now I see why the rent was so low. The buildings are not kept well. There is one building where the ceiling is falling over the walkway to get upstairs. The apartment manager is rude. The construction is going on which has many visitor spots being filled leaving actual visitors no place to park because the construction team blocks off all the parking for the buildings being worked on. I've spoken to management very few times because I try to keep my head low and just coexist. None of these times have been pleasant. I understand how has rules, but as I was moving in it took more than one car to cart stuff over here. We would park where we could just to unload. That is unacceptable here. We moved on. My small requests are generally declined. Not only are they declined, but it is generally in a rude manner. I got in trouble for speeding and I totally own that one because I was late for work and I thought the speed limit was 20 for some reason. My bad for speeding. That's unsafe to the people around me. I get it and when we talked about it I acknowledged her and left because I had already told her I was running late. I really didn't have time to have a conversation about it. She contacted my property management and lied telling them I ignored her and they told me if it happens again I could be evicted. I understand that. I rarely run late. I was only running late because I was in the process of getting a new car since they had threatened to tow my old one due to the tags being expired. It was a rush to get back on my feet at that point. I constantly worried about my car getting towed because of the tags so I got a new one to solve that problem. I have a baby and it already sucks carting her up stairs to my third floor apartment so parking my old car elsewhere was not an option. The latest incident was when I was having my baby girl's first birthday party. Should be a joyous occasion, right? Wrong. I was approached by security first. He asked me for my info to verify I lived there. He informed me that they generally charged a rental fee to have parties at the pool. I said okay, whatever it is, I'll pay it. He contacted the manager and for some reason she felt it was necessary to come over there and embarrass me in front of my family and friends telling us we needed to leave. I was already in the process of packing things up because I got a bad feeling when the security officer was asking for my information. She stated the area would have to be sanitized (which I'm sure I will be charged for) even though they do not sanitize the rest of the pool area when people utilize it. You can tell by looking at it. It is not cleaned on a regular basis. Not to mention, there was a party of 6 or 7 having a pizza party 10 feet away from us, but that was considered okay. I am just disappointed that something I felt was going to be so great for my daughter and i's new beginning is causing me such a headache. I will never again decide on an apartment out of desperation. Always do your research. Also, there is a bug problem here due to the construction. I was warned of possible roaches and such before moving in and took it lightly, but they don't try to prevent these bugs even though they took it upon their selves to do the contruction. I have the additional cost of pest management because of their lack of concern for tenants.

Lived here for ~4 months. We rented from an individual owner, and they were absolutely fantastic. Some of the nicest people that we have ever come across, and we are very happy to have had the opportunity to work with them. The units however, are the complete opposite story. Ant infestations inside the kitchen, ant infestation inside the car parked in the spot outside of the apartment, completely unresponsive apartment management group to list a few of the issues. The humidity inside the unit was at times 80-85% and caused our unopened packages of chewing gum to become more liquid than solid. The final straw was the most recent hurricane - we came back to our apartment to a soaked carpet in the second bedroom, due to the structure of the apartment literally shifting off of the concrete base letting water inside. During inspections it was mentioned by the inspector that the structure instability was a pre-existing condition, and further bug infestations inside the walls accompanying a bunch of mold (both from the hurricane water damage and previous water damage) were uncovered. We were lucky enough to have fantastic owners who valued our health/safety and took the responsibility for the poor structure to void our lease early and deal with the HOA on their own. Summary: rented from very great owners, but terrible experience with the complex and 3 Fountains in general.

honestly if I could move I would of been gone long ago. Lastnight I had a " board member" knocking on my door at 11 pm!! Woke up my whole family... Then proceeded to tell me his garage was full of smoke and wondered if someone was smoking weed in my apt! I am furious and next time will call the police on this man!
If u r interested in purchasing one of these condos to rent out be prepared to have lots of complaints from your tenant and surrounding tenants. Cheaply made apartments....the structure of the buildings and the stairwells are literally falling apart! There is always construction going on with lots of loud banging all day outside your door. Also when you take your dogs out to go to the bathroom at night you will be followed by a security guard the entire time as if u are up to no good. Any time that he is on duty he will follow you around like literally be right beside you. Don't waste your money renting here it's overpriced ! And if you're thinking about buying for rental property you will have nothing but problems

This place has earned a half star! But unfortunately On a five to one star basis I can only rate one.

Well lets get down to it. The management pays a man to drive around on a golf cart to secure the place making that everything is perfect! And that he will do. Its just making us the people who actually pay to live here. Wishing were elsewhere all. day. long. Occasionally maybe around Christmas he takes a break.

There is no place for children to roam freely without a whistle being blown in their ear lobe for skateboarding and innocently playing.

The management itself has not blockaded the unsecured fencing. And it might be close to a shopping district. But you have a huge price to pay for it. "Whats the price?" the attitude of the management might seem friendly at firsthand, but its just a matter of monetary gain.
Avoid this place.

place is great. was a renter for 2 years and decided to get a unit. shocked by all the negative comments. there was an internal struggle with the board wanting to replace someone so i think a lot of these comments are fake and made to look the current board bad. anyone who owns a unit can be on the board and implement changes if they think its needed. its clear that all the people with mounting lists of complains are renters if they even exist at all. renters think its the HOA's job to fix things, but its not. its their realtor and owners job to fix it. this isnt some apartment complex. they are not part of the community, just passing by and complaining for no good reason. all my neighbors are very nice. its very close to the avenues. easy access to 95. next to a gigantic park. exactly as advertised. many units are being built in the area, and that is my only concern. everything else is great. the security guy and HOA that people seem to hate are super friendly and easy to work with once you get to know them!
