Deb Austin, and her Vineyards Naples Properties team, are FANTASTIC!! We worked with Deb in 2018 to sell our Tuscany condo. Deb has in-depth market knowledge and industry contacts, which makes everything about selling or buying a home in the Vineyards go more smoothly and quickly. She is extremely professional, always responsive, and hard-working. Carla Fantozzi is an excellent Rental Associate. Thomas Large is an excellent Property Manager. They both work extremely hard in their professions and do an excellent job for the Vineyards residents. The individual posting nasty remarks about his experience with his short term rental is blinded by his determination to get his security deposit returned. He left the rental unit in a deplorable condition. It was the owners decision to place a hold on his deposit and file a claim in small claims court against him. We attempted to reason with him and thought as a rental associate himself, that he would treat the unit as the majority of our renters do. Our renters are extremely respectful of others' property and maintain the rental unit as if it were their own. It is extremely rare to have such a difficult renter and then shocking to read his deceiving remarks on google. Please know that the Vineyards Naples Rental department is proud of Carla's determination, professionalism and readiness to always go the extra mile.

My family stayed in Naples this winter and unfortunately we ended up at The Vineyards. It is not that the Vineyards is not a nice place, however Vineyards Properties, Inc as a property management company is awful.

The experience is one of the worst that we have had. The staff was rude, dismissive, and as a final insult they stole our security deposit. We had a notice placed on our car that we would be towed for not having a parking sticker, which we had. When we inquired about the notice, we were told that the sticker was not in the right location on our car. This was done because I did not want to permanently affix the sticker to my bumper, so I put it in my front windshield as it would not stick to the paint and it would allow anyone to see we were allowed to park there. When I asked if I could leave it on my glass windshield instead of permanently affixing it to my bumper, Thomas Large stated that I should "place the sticker properly or wait for the tow truck" This attitude was not an exception, it was the rule. The staff was rude and disrespectful the entire time.

Our guests were harassed because they did not have a visitor parking pass. I should mention that during the pandemic there were parking spaces everywhere, no shortage of parking. Carla Fantozzi suggested that I enter the common clubhouse to retrieve one, which means she was suggesting that I put myself at personal physical risk over a guest parking pass. This was in the early stages of the Pandemic and I told her that I was not comfortable taking such a risk over something as silly as a guest parking pass in an empty lot. I requested her to email me a copy of the pass but she would not and said they were only in the clubhouse.

The maintenance personal were unprofessional. They were supposed to complete a few requests that were security issues. The master bedroom had an entry door that was so old and insecure that you could push it open when it was locked. I asked for a more secure lock, however they fixed the old one and it was not much better. I ended up buying a door alarm so that it would go off if someone came into the room. When the maintenance men came to fix a curtain rod, they kept insisting to my wife (I was in Miami on business) that they did a good job on the door and were unhappy that I told them their work was not sufficient. They should not have said anything like this to my wife, that is completely unprofessional...she didn't even know what they were talking about.

The final straw was the disposition of our security deposit. We were charged amounts that were above normal wear and tear...above common sense as well. I own a real estate company and know a little bit about this process, and this was theft. I challenged the property manager, Carla Fantozzi on the amounts and even took video of the property on the day of our departure. My 2 small kids did break a lamp and one threw up on a pillow, which I disclosed upon my departure. We were charged $500 for 2 cloth chairs on the lanai that they said we ripped. They offered little proof other than a pic from 10 feet away of a small rip on one of the arms. Again, these are 20 year old chairs and nothing fancy...$500 for these over a small rip---which I am pretty sure we didn't even do! When challenged on these, we were told that we would need to sue the owner...who we never talked to. So basically no accountability from anyone.

As someone who has rented to thousands of families and trained property management staff, this experience was offensive. This is not an isolated incident, this is systematic. I know enough to know that these individuals above are not acting as "rogue" agents...this is the culture at Vineyards Properties. I hope that others will read this and make some changes as you cannot do things like this without negative consequences.
